How often does a tank need pumping?

Three to five years for most households, but the interval is really a function of tank size and how many people live there. A four-bedroom house with two occupants and one with six are not on the same schedule. Sludge depth measured at the last pumping is a better guide than a calendar.

Do the additives sold for septic tanks work?

A healthy tank already has the bacteria it needs, and the evidence for additives improving that is thin. Some of them make things worse by keeping solids in suspension so they carry through into the drain field, which is the expensive part of the system to damage.

What actually ruins a drain field?

Solids carrying over from a tank that was not pumped, hydraulic overload from too much water at once, and vehicles or structures on top of it compacting the soil. Grease, wipes and anything that does not break down all shorten a field's life, and a field is many times the cost of a pumping.

Can I plant or build over the field?

Grass over it is ideal. Deep-rooted trees and shrubs find the lines and get into them, and anything driven or built on it compacts the soil the field depends on. That includes parking on it occasionally, which is the most common way a good field is damaged.

Should a septic system be inspected when buying a house?

Yes, and it is a separate inspection from the home inspection rather than a part of it. It should include opening the tank, checking the baffles and loading the field, because a field near the end of its life behaves normally on a dry day with nobody in the house.
