How long should my roof last?
Three-tab asphalt is typically 18 to 25 years in this climate, architectural shingle 25 to 30, standing-seam metal 40 or more. Ventilation matters as much as the shingle: a hot attic ages a roof from underneath.
Repair or replace?
If the failure is isolated and the rest of the roof still has years of granule left, repair. If the same roof has needed several repairs, or granule loss is widespread, repairs stop being economical.
How does an insurance claim actually work?
The insurer sends an adjuster, who writes a scope. A good contractor meets that adjuster on the roof and documents what the scope missed. Claim windows after a storm are limited, so an inspection early is worth more than a decision later.
What is under the shingles, and does it matter?
Decking, underlayment, ice-and-water barrier at the vulnerable points, and flashing where the roof meets anything else. Most leaks are flashing. It matters because a cheap roof usually cheapens the parts you cannot see.
What should I ask before signing?
Who is doing the work and are they employees or subcontractors; what happens if the deck is bad; what the workmanship warranty covers separately from the manufacturer's; and whether the price changes if the tear-off finds something.
